HOW TO KNOW IF YOU NEED A SEAL COAT OR A REPAVEMENT
If you’ve noticed your asphalt needs repair, you may be wondering if it’s time to repave the whole driveway, or if you can simply spruce it up with some seal coating. Repaving and seal coating get confused for one another, so let’s go over the different techniques and reasons for both before approaching your driveway replacement in Philadelphia.
What is Seal Coating?
seal coating is an overlay added to an existing blacktop. The purpose of seal coating is to secure cracks, protecting the asphalt underneath from water, UV, salt, oil, gasoline, and freeze-thaw cycle damage. Seal coating is part of a regular maintenance program for blacktops, and is necessary for the longevity of asphalt. It also improves the physical appearance of asphalt and creates a smoother drive.
A seal coat is usually applied to asphalt in two thin layers and can be driven on again after 24-48 hours. It’s a much smaller operation than repaving, and this is reflected in the cost of seal coating.
What is Repaving?
By contrast, the full repaving of a driveway or other asphalt surface involves removing the old asphalt and creating an all-new blacktop. If asphalt is regularly maintained, it can last many years before repaving becomes necessary. It takes longer for a fully repaved asphalt to be in service again; requiring roughly 2 to 4 days to dry.
How Do You Know if Asphalt Needs Repaving or Seal Coating?
First, you need to take into consideration how old the asphalt is. A properly installed driveway or other blacktop can last 15 to 20 years with the right maintenance. If your driveway has not yet reached that age range, you might be fine with a simple seal coat. Seal coating should be done every 6 months to three years, depending on blacktop usage and environmental conditions.
Regardless of age, the level of damage to the asphalt is a major determining factor in the treatment necessary for your driveway. A seal coat is great for smaller cracks and imperfections. Major problems, however, will remain underneath the seal coating if they aren’t properly addressed. Large potholes and cracks, pooling water, and crumbling edges are more serious and may require repaving.
